Landlords and Home Owners – take note! Tenants and prospective Buyers – know what to look for!

Major Ontario Fire Code changes came into effect January 1, 2026, significantly expanding carbon monoxide (CO) alarm requirements in homes and residential buildings, mandating them on every level near fuel-burning appliances, fireplaces, or attached garages. This new requirement also aligns with national standards for fire alarm inspections, and requires tested firestopping for penetrations, all aimed at improving early warning and overall safety.

Key Changes for Carbon Monoxide Alarms (Effective Jan 1, 2026)

Expanded Placement: Alarms are now required on every storey, and near sleeping areas in single-family homes, multi-unit buildings, and rental units.

Applies to: Any residence with a furnace, water heater, stove, fireplace or attached garage.

Other Key Updates:

Fire Alarm Systems: Adoption of national standards for more detailed annual inspections, testing and verification.

Firestopping: Mandatory sealing of every penetration (holes) through fire-rated walls/floors with tested systems.
