For many people their property is their largest asset. A house is very complex to market and the process needs to be well organized. To do the job properly a plan is needed.
Your realtor can prepare a personalized plan for you containing all activities required to effectively market your home. Your property will be aggressively promoted through the realtor's own advertising publications, other branch offices, the MLS information library ( unless it's an exclusive listing), and the Internet.

TO ACCOMPLISH THIS I WILL
  • Consult with you in depth and provide you with a COMPARATIVE MARKET ANALYSIS based on current market information.
  • Make available to you a MARKET PREPARATION GUIDE/VIDEO and make suggestions for preparing your home for sale.
  • Fill out all the paperwork accurately.
  • Order a certified appraisal of your property if necessary.
  • Verify mortgage payouts penalties, balances and taxes including special assessments.
  • Place a Keller Williams Ottawa Realty "For Sale" sign on the property.
  • Place your property on the MULTIPLE LISTING SERVICE.
  • Register your home on the Internet (Personal and Company, Local and Natonal sites).
  • Install a "lockbox" immediately to facilitate ease of showings.
  • Review what should be done before a showing, open house, or inspection.
  • Notify you of all showings, then log and confirm all appointments.
  • Organize and create a "HOME FILE" for documents such as; surveys, utility costs,warranties and guaranties on any upgrades, improvements and/or inclusions for your home, pictures of the exterior front and back, along with a Seller Property Information Statement for the Buyer of your house.
  • Hold a Broker's open house if necessary.
  • Notify the neighbors that the property is on the market (just listed notices).
  • Track all MLS registered buyers for your house and make sure their agents are aware of your home's compatability with their buyer.
  • Conduct Open Houses for prospects and associates.
  • Create a PROPERTY PROFILE with PHOTO(S) which call attention to your home's best and unique features, upgrades and customizations for the MLS and INTERNET.
  • Promote your property enthusiastically to all agents at special networking sessions, office meetings as well as to particular agents specializing in your market area specifically (power breakfast meetings). I will market your home through our relocation services also.
  • Canvas centers of influence to locate prospects.
  • Advertise your home in the real estate guide and other magazines, particularly their area-wide open house list with a corresponding notication on the internet.
  • Keep you informed on the changes in the market place, buyer interest, agent feedback, response to open houses, ads and internet "hits".
  • Monitor listing and sales activities to help evaluate our competitive position in the marketplace.
  • Place a coloured photo of your home in our window display.
  • Analyze ALTERNATIVE FINANCING PLANS for buyers, or assist in obtaining attractive seller financing.
  • Write and place classified advertising when applicable.
  • Discuss and review your market competitiveness from time to time, and adjust our strategy and price to suit the changing market place if required.
  • Review, interpret the value of as well as negotiate all offers. Deliver and receive legal notices on your behalf. I represent you during negotiations, and I will help you obtain the best price and terms.
  • Provide you with the name of other services to help you with your move; such as legal, mortgage, trades people, movers, relocation services for other cities anywhere in the world when required.
  • Refer you to a sales representative in your new community if you are leaving the Ottawa area.
  • Register you as a buyer on our MLS tracking system.
  • Maintain a TOLL FREE phone number for your convenience when you are out of town, as well as for buyers calling from other parts of Canada and the USA.
  • Keep you informed of the progress of the closing.
